LenderCap

About

Placing a loan should not depend on who you happen to know.

LenderCap matches a borrower scenario against the programs of direct private lenders, scores the fit, and shows the reasoning — so a broker can find the right capital source in minutes rather than working down a list of contacts.

The problem

The knowledge is in people’s heads.

Private lending runs on relationships and recall. A broker with fifteen years in the market knows which lender will look at a mixed-use bridge in a secondary market, which one quietly stopped funding ground-up last quarter, and which one says 75% LTV but means 70% on this asset class. A broker with two years does not — and neither does the borrower waiting on an answer.

So a scenario gets shopped. Eight emails, six of them to lenders who were never going to fund it, and a week gone before the first real conversation. Meanwhile the criteria that would have ruled those six out on day one were sitting in a PDF the whole time.

Directories did not solve this, because a directory lists companies. What a broker needs is the answer to a narrower question: given this deal, who actually funds it?

How we approach it

Structure the guidelines, then score every lender in the book.

Lenders upload the underwriting guidelines they already maintain. We read them into structured program criteria — loan size, LTV and LTC ceilings, credit floors, property types, states, borrower experience — and the lender confirms every field before it goes live. A scenario is then scored against all of it at once, with the reasoning attached to each result.

Direct lenders only

Every company in the directory is reviewed before it appears. No aggregators, no lead resellers, no middle layer between the scenario and the capital.

Every match is explained

A score with no reasoning is a guess with a number on it. Each result shows which criteria matched, which did not, and what would have to change.

Criteria come from the guidelines

Program terms are read out of the lender’s own underwriting guidelines and confirmed by that lender before they go live — not retyped from a rate sheet that went stale months ago.

The broker keeps the relationship

We are not a lender and we do not originate. An introduction goes to the lender you chose, with the scenario already scoped. What happens next is yours.

Plainly

What LenderCap is not.

Not a lender. We do not originate, fund, or service loans, and we are never a party to one.

Not a lead reseller. A scenario goes to the lender the broker picked, and to no one else. We do not sell contact lists and we do not broker your borrower to the highest bidder.

Not a substitute for underwriting. A match is a well-informed starting point built from stated criteria. Every loan still gets underwritten by the lender, and exceptions still get made.
